Crimea is the sea and mountains, a pleasant climate and rich fertile soil.
Here you can relax, open a profitable business in the tourism or agricultural sector, or live permanently in your own home near the sea.
What is especially attractive is the fact that for any of these purposes, state land can be leased or owned, saving money on purchasing a plot of land.
Land expert Tatyana Nova told us about the opportunities and restrictions in Crimea when registering land plots, and how to obtain land for business, building a house or owning a farm.
Is it possible to register a land plot from the state in Crimea
First, let's figure out whether it is possible to register a land plot from the state in Crimea. The answer is clear: of course, it is possible. The Land Code of the Russian Federation is valid throughout the country, and Crimea is no exception.
Who can register land plots?
Registration strategies are available to all citizens of the Russian Federation who have reached the age of 18. This means that any of our compatriots, regardless of the region of residence, has the right to participate in the auction or receive land plots that are provided for registration without bidding.
Restrictions and features of obtaining land in the region
Land relations are regulated by both federal legislation and regulatory legal acts of the subjects.
Therefore, obtaining a land plot in Crimea also has its own characteristics established in this region.
The fact is that until January 1, 2025, there is a moratorium on the formation of land plots from scratch in Crimea. This restriction applies to lands for individual housing construction (IHC) and personal subsidiary farming (PSF) on household plots.
The moratorium means that citizens cannot independently form land plots in Crimea.
This means that in the region it is impossible to obtain a plot of land through the procedure of preliminary approval of the provision of a land plot, which assumes that a person independently searches for a free plot of land, draws a CPT scheme for it and submits it along with an application to the administration.
In Crimea, such a procedure cannot be carried out, since the administration itself is the initiator of auctions and puts land plots up for auction.
However, local legislation does not close the door to land acquisition by citizens. All other strategies work the same as in other regions.
Thus, you can participate in bidding for already formed land plots, as well as register plots that are provided by law without bidding.
Small tracts of 20-50 land plots are usually put up for auction. They can be put up for auction either simultaneously or in several stages.
Follow information about auctions on the website torgi.gov.ru, on the website of the local administration or in the local newspaper, so as not to miss lots in attractive and profitable locations.
Land Registration Strategies That Can Be Implemented in Crimea
The procedures for registering land plots in Crimea are no different from those used in other regions of Russia.
Conventionally, they can be divided into two main areas: participation in auctions and registration of land without auctions. Let's look at them in more detail.
1. Participation in auctions
Let's consider several types of permitted use (PRU) of land plots that can be issued through auctions: Individual housing construction (IHC). This is a great way to purchase a plot of land for building a house, which can then be used for both personal residence and for renting to guests of the region.
Personal subsidiary farming (PSF) on household plots. These are land plots in populated areas where you can build a house and run a personal subsidiary farm, for example, grow crops or poultry for personal, non-commercial purposes.
Gardening. Such land plots allow not only to grow vegetables, fruits and grain crops for your own needs, but also to build a permanent residential building and register in it.
Agricultural land. If you want to do business in Crimea, then this option is for you. Agricultural land plots can be used for business in the agricultural sector, including the organization of a peasant farm. It is also possible to conduct other commercial projects in the agricultural sector: beekeeping, fishing, growing plants and breeding animals.
2. Registration of land without bidding
Russian legislation provides that some land plots can be leased or transferred into ownership without bidding. Namely:
Gardening. On gardening plots, people grow crops for themselves and their families.
Personal subsidiary farming on field plots (outside populated areas). Here you can conduct economic activity, but without the possibility of constructing capital structures. That is, if you are planning to build a house, this option will not suit you.
Thus, there are several strategies for registering land in Crimea. The choice depends on your goals and preferences, whether it is the desire to build a house, develop agribusiness or simply enjoy a measured life on your plot. In Crimea, there is always a suitable option.
Why is it profitable to buy land in Crimea now?
Crimea is a unique region with a favorable climate, picturesque landscapes and access to the sea. This means that it has many opportunities for business and comfortable living.
Renting out real estate
The first and obvious advantage of registering land in Crimea is the possibility of building housing and subsequently renting it out. If the land plot is located near a body of water or on the seashore, the attractiveness of the property increases many times over, and you get additional income.
The house can be rented out both for a long term all year round and on a daily basis during the peak tourist season, when the demand for housing by the sea is consistently high.
Business in the tourism industry
Crimea attracts many tourists every year. Recreational lands are often put up for auction. You can buy them and create a tourist infrastructure - from guest houses to camping sites. After all, even those people who live approximately 60-100 kilometers from the sea often come to resort areas for a few days and live in mini-hotels and guest houses.
Agricultural Prospects
The region is famous for its fertile soils and favorable climate conditions for growing a wide variety of crops. Flowers, grain crops, sunflowers, corn, peaches and other fruits, as well as nuts and almonds can be successfully grown here.
Growing vineyards is another promising area in Crimea. Winemaking has long been an important branch of agriculture in the region, bringing vineyard owners a stable income from the sale of wine and other products.
Peasant farms
The land can be used for breeding animals, poultry, growing vegetables, fruits, berries and flowers, as well as beekeeping and fishing. The demand for fresh, environmentally friendly products is always high, and your own farm can become a stable business.
Crimea as a place to live
Crimea is not only an opportunity to do business, but also a wonderful place to live. The combination of picturesque nature, rich history and cultural traditions makes it an ideal location for both recreation and permanent residence.
Land acquisition in this region is not just about acquiring a promising financial asset, it is an opportunity to become part of a unique region with its rich heritage and natural beauty.
Thus, land registration in Crimea provides many opportunities for the development of both personal and commercial potential. Regardless of whether you plan to engage in agriculture, build a house by the sea or develop a tourism business.
